Vaste projet immobilier à la station de métro Lucien-L'Allier

Un projet immobilier de 100 millions de dollars, dont la construction est prévue à l'automne, métamorphosera les abords de la station de métro Lucien-L'Allier. Deux tours résidentielles et une galerie marchande y seront notamment construites, facilitant ainsi l'accès au métro, selon les architectes du projet.

En tout, ce sont 580 unités d'habitation qui s'élèveront près de la station de métro, un mélange de condos et d'appartements à louer. Une tour de 42 étages sera située sur la rue Lucien-L'Allier, et une autre, de 25 étages, sur la rue de la Montagne.

La galerie marchande, ouverte au public, reliera les deux tours résidentielles. Selon Maxime Frappier, président de la firme d'architectes acdf * qui conçoit le projet, cet ajout devrait rendre plus sécuritaire l'accès à la station de métro.

« Ce qu'on trouvait important, c'était de pouvoir améliorer rapidement l'interface avec le piéton dans le secteur et offrir une voie de connexion alternative intérieure au métro Lucien-L'Allier. On souhaite que ce projet participe à la ville », soutient-il.

La galerie marchande intégrera également un vaste édifice industriel construit en 1890.

« Tout le monde a rapidement compris que ce bâtiment-là, même s'il n'avait pas une valeur patrimoniale au sens précis du terme, avait certainement une valeur dans le paysage », explique M. Frappier, qui a conseillé au promoteur et à la ville de l'intégrer plutôt que de le démolir. Le bâtiment avait été construit pour héberger des employés de Bell Canada, avant de brièvement servir d'hôpital lors de l'épidémie de typhoïde à Montréal en 1910.

« On va tenter, tout au long du processus de conception, de commémorer l'histoire du site », précise l'architecte.

Pleine vue sur la « pinte de lait » de Montréal

Par ailleurs, la Ville de Montréal songe à aménager une ruelle qui serait en quelque sorte la prolongation de la rue des Canadiens de Montréal, devant le Centre Bell.

Ce lien piéton extérieur, qui relierait les rues de la Montagne et Lucien-L'Allier, donnerait un accès extérieur aux commerces situés dans la galerie marchande des deux tours résidentielles.

Des terrasses pourraient y être aménagées, lesquelles permettraient d'admirer la « pinte de lait » de Montréal, un vestige de la ville qui est en fait un ancien réservoir d'eau en forme de pinte de lait.

Construite au siècle dernier, la pinte de 10 mètres de hauteur a fait l'objet d'une campagne de sauvegarde de l'organisme Héritage Montréal en 2009.
