Une récente étude de l'Université d'Ottawa porte à croire que — comme beaucoup de millénaux le pensent déjà — il sera plus difficile pour la génération actuelle d'acheter une maison qu'il ne le fût pour les générations précédentes.
Le temps de travail requis au Canada pour s'acheter une maison typique a plus que doublé depuis les années 1970, selon le professeur d'économie Marc Lavoie, auteur de l'étude.
« Les propriétés résidentielles, sauf lors de la période 1988-1991, n'ont jamais été aussi peu abordables dans les cinq dernières décennies pour la classe moyenne canadienne qu'elles ne le sont en ce moment », écrit-il.
Le graphique ci-haut représente le nombre de semaines de travail nécessaires pour se payer une maison, année après année.
Il faut désormais travailler entre 420 et 450 semaines — au taux horaire moyen — pour s'acheter d'une maison avec hypothèque. En 2000, 300 semaines étaient nécessaires; dans le milieu des années 1970, on parlait de moins de 200 semaines. Aouch.
« Pas surprenant que beaucoup de jeunes acheteurs potentiels, surtout dans les grandes villes, voient l'achat d'une maison comme un rêve à long terme », écrit Lavoie.
Pour ceux qui payent leur maison comptant, la situation est similaire, comme le montre le graphique ci-dessous : de 184 semaines de travail en 1984, on est passés à 400 semaines aujourd'hui.
L'inflation n'est pas le seul facteur, indique Lavoie. Selon ses recherches, les maisons sont aussi de plus en plus grandes : les nouvelles constructions sont passées de 1075 pieds carrés en 1975 à environ 2000 pieds carrés aujourd'hui.
La tendance dans les dernières années semble s'inverser, du moins à Toronto et Vancouver, où les nouveaux condos sont de plus en plus petits.
Les faibles taux hypothécaires « ne compensent pas […] pour le prix élevé en argent de l'achat d'une demeure au Canada aujourd'hui », selon Lavoie. Le gouvernement devrait donc intervenir pour assurer une augmentation du revenu des contribuables.
